Parking Lot Restriping

Faded stalls make a property look tired and cause door dings, confusion and complaints. We repaint stalls, arrows, crosswalks and curbs over the existing layout, usually in a single visit. The cheapest facelift a lot can get, and the one most lots in Minnesota need every one to three years.

New Lot Layout & Striping

Fresh asphalt or new construction. We measure the lot, plan the layout for stall count, drive aisle width and traffic flow, chalk it, and stripe it from scratch. ADA stalls, fire lanes and arrows are designed in from the start, not squeezed in after.

Who's behind StripePro

StripePro is owned and run by Tyler Mason out of Rosemount, Minnesota. Tyler learned the trade working for an established striping contractor in the south metro before buying his own equipment and launching StripePro in June 2024. He grew up around the trades in a family HVAC business, so showing up on time, doing the job right and answering the phone are not slogans, they are how he was raised.

StripePro runs two Graco LineLazer 3900 airless stripers and a dedicated striping trailer, which means most lots are a morning's work, not a day's. Every quote is written, itemized, and backed by a $1.5 million umbrella liability policy.

Parking Lot Striping FAQ

Straight answers to what property managers and owners ask us most.

How much does parking lot striping cost?
Most small lots (under 50 stalls) land between $400 and $800 to restripe. A 100-stall restripe typically runs $800 to $1,400. Brand new layouts run 25 to 50 percent more because of the measuring and chalking. Stencils run $30 to $80 each depending on the marking: a plain arrow is at the low end, an accessible symbol with the painted blue or black background is at the high end. Every quote is itemized per linear foot of line and per stencil, so you can see exactly what you are paying for. Send the address or a photo of the lot and you will usually have one written number within a business day. Quotes are free and there is no pressure.
How often should a parking lot be restriped?
Most Minnesota lots need restriping every one to three years. Snow plows, sand and salt take the paint off faster here than in warmer climates. A simple test: if you can see less than about half of a stripe from standing height, it is time.
Do accessible parking stalls have to be updated when a lot is restriped?
Yes. Under federal ADA guidance, restriping is the point at which a lot's accessible parking must be brought up to the current 2010 ADA Standards. That means the right number of accessible spaces for the lot size (one for every 25 spaces in a small lot, with at least one van-accessible space for every six accessible spaces), hatched access aisles, and the stalls placed on the shortest accessible route to the entrance. We count the lot and include a compliant ADA layout in every restripe quote.
How long does striping take, and can my business stay open?
Most lots are striped in a single visit, often in one morning or one evening. We work nights, early mornings and weekends so the lot is not out of commission during business hours. Lines are dry to the touch in well under an hour in good weather and can take traffic shortly after, so cars are usually back on the lot the same day.
What kind of paint do you use?
Solvent-based (oil-based) traffic paint applied with Graco LineLazer airless stripers at a consistent 4-inch line width. We chose solvent-based over waterborne on purpose: it bonds harder to asphalt, it tolerates damp pavement and cool mornings that shut waterborne paint down, and it holds up better against plows, sand and salt. Parking garages get the same paint, since garage concrete is unsealed and takes it the same way asphalt does. The one exception is interior warehouse floors on sealed concrete, where we use a floor-rated paint built for forklift traffic.
When is striping season in Minnesota?
Roughly April through October. Traffic paint needs pavement and air temperatures above about 50 degrees and a dry surface, with no rain for about 24 hours. Spring and fall fill up fast, so property managers who want a specific week should get on the schedule early. We will hold a quoted price over the winter for work scheduled the following spring.
Do you stripe brand new lots or only restripe?
Both. On new asphalt or new construction we measure the lot, plan the layout for stall count, drive aisle width and traffic flow, chalk the lines and stripe from scratch, including ADA stalls, fire lanes and arrows. On existing lots we follow the old lines, or improve the layout if it was done poorly the first time.
Are you insured, and can you provide a certificate of insurance?
Yes. StripePro carries a $1.5 million umbrella liability policy. Certificates of insurance, W-9s and vendor paperwork are turned around the same day for property managers, associations, churches, schools and general contractors.
Do you work with paving and sealcoating contractors?
Yes. We regularly sub for paving and sealcoating contractors in the south metro, striping after the sealcoat cures or new asphalt is placed so the contractor can close out the job on schedule.
